38 West 8th Street Readies for Façade Installation in Greenwich Village,

Construction has topped out on 38 West 8th Street, a seven-story mixed-use building in Greenwich Village, Manhattan. Designed by Morris Adjmii Architects and developed by Straus Group under the Clinton Eight Realty LLC, the structure will yield condominium units, a community facility, and commercial space with 104 feet of frontage. The project also includes repairs to the adjacent structure to the south at 177 MacDougal Street. Empire State Contractors is the general contractor for the property, which is situated at the corner of West 8th and MacDougal Streets.

Foundation formation had recently resumed on the 4,775-square-foot parcel at the time of our last update in early September after a stall in work, with crews laying rebar below grade for subsequent concrete pours. Construction progressed rapidly in the intervening months. The reinforced concrete superstructure topped out before Thanksgiving and recent photos show the building enclosed in metal frame studs and yellow insulation boards in preparation for the installation of the brick façade and window grid, which has yet to commence. The seven-story annex to the south is further behind, with orange netting lining the ends of the floor plates.

The rendering in the main photo shows the main six-story building at the corner enclosed in a light gray brick façade, while the seven-story annex to the south will feature a red brick envelope framing rows of industrial-style windows with dark mullions. Both volumes are topped with thick ornamental cornices and their ground floors incorporate a mix of brick and metal paneling. The retail frontage will feature large bay windows and room for signage above.

The nearest subways from the property are the A, C, E, B, D, F, and M trains at the West 4th Street station to the west along Sixth Avenue.

A completion date for 38 West 8th Street is posted on the construction board for the winter of 2024.
