Highland Park office building overlooking Dallas Country Club to undergo

One of the few office buildings in Highland Park is getting an update.

The three-story building at the northeast corner of Preston Road and Mockingbird Lane was built in 1987. The Mediterranean-style building overlooks the Dallas Country Club and is across the street from the Highland Park Village shopping center.

The fully leased, 77,437-square-foot property at 5500 Preston Road has been owned since 1989 by investors represented by Dallas-based L&B Realty Advisors.

The owners are starting a multimillion-dollar renovation.

Goldman Sachs’ new Dallas campus is underway with 4,000 workers destined to move there

Goldman Sachs will move more than 4,000 people into its new campus near downtown Dallas when it opens in 2027.

“We are upgrading the building’s classic interiors with a more modern aesthetic,” L&B Realty’s Corinne Hoffman said in a statement. “The goal is to make it more enjoyable for our tenants and their clients as this is a highly sought-after location in the center of Dallas’ wealthiest enclave.”

The redo will include exterior improvements and interior upgrades to the lobby, elevators, restrooms, atrium and common corridors.

Real estate firm Younger Partners is leasing the building. Bank of America is a major tenant.

“The building has a unique classic architecture with a lot of character; similar to the oldest shopping center in America, Highland Park Village, which is just across the street,” said Younger Partners’ Sean Dalton. “The building showcases a three-story atrium, and the entire backside of the building features Dallas Country Club golf course views, which are hard to beat.”

Architect Gensler is designing the renovation. Garrison Jones Landscape Design is redoing the landscape. Work on the project is set for completion early next year.

“The building exterior and site improvements include entrance and plaza revitalization featuring new landscaped planters, seating areas and an outdoor pergola to offer shaded comfort,” Hoffman said.

The building was originally developed by Dallas’ Lincoln Property for Park Cities Bank.
